Local context

Homes and roofs in Westampton

Westampton occupies a genuinely central position in Burlington County — it borders seven other municipalities and contains the New Jersey Turnpike interchange that carries the signs for Burlington and Mount Holly. That location has shaped it into a mix of residential neighbourhoods, older settlements and the commercial and institutional development that gathers around a major interchange.

It is also, as it happens, where the National Weather Service forecast office for the Philadelphia region is based — which is a fitting coincidence for a roofing page, given how much of this work comes down to what the weather has been doing.

The area

The township covers eleven square miles in the middle of the county, bordered by Burlington Township, Eastampton, Hainesport, Mount Holly, Mount Laurel, Springfield and Willingboro. It was formed out of what is now Mount Holly in 1850, and Eastampton was separated from it thirty years later. The historic community of Rancocas — annexed from Willingboro to save it from the Levitt development — Timbuctoo and Woodlane are all within its boundaries.

The housing

Residential development is mostly detached suburban housing of varying vintages, with the historic village of Rancocas providing a distinctly older and more complex building stock. Around the interchange there is commercial and institutional building with low-slope roofs, which are a different trade from the pitched residential work elsewhere in the township.

Common problems

What goes wrong on Westampton roofs

  • A wide mix of building ages within a small area, from historic village to recent suburban
  • Older Rancocas properties with steep, complex roofs and masonry chimneys
  • Low-slope commercial and institutional roofs near the interchange
  • Attic ventilation on later-twentieth-century housing that is marginal by current standards
  • Debris collecting in valleys on the more articulated newer homes
  • Chimney flashing failure on older Rancocas-area properties
  • Standing water on low-slope commercial roofs near the interchange

Repair or replace

Deciding between another repair and a new roof

The deciding question is whether the failure is local — one boot, one junction, one wind-damaged patch — or general across every slope. Deck condition and the number of existing layers settle most of the rest.

How to decide

Materials

Shingles, membranes and what goes underneath

Most roofs here are asphalt shingle, and architectural shingles are the usual replacement. Low-slope porches and additions need a membrane instead. The ice-and-water barrier, drip edge, flashing and ventilation matter as much as the covering.

About asphalt shingle roofing

Inspection

Know where the roof stands before it leaks

An inspection covers every slope, all flashing and penetrations, the roof edge and drainage, and the attic where it is accessible — with written findings and photographs.

What a roof inspection covers

Weather

Storms and seasons

Central Burlington County weather with no particular local modifier: summer thunderstorms with gusty winds and heavy short-duration rainfall, autumn systems delivering sustained rain, and freeze-and-thaw cycling through winter. Being inland, the township does not get the sustained wind exposure of the river communities.

Trees

Tree cover and debris

The older parts of the township, particularly around Rancocas and along the creek, carry mature tree cover, and debris there reaches roofs and gutters through most of the year. Newer developments on more open ground have a far lighter debris load and a correspondingly longer maintenance interval.

Drainage

Gutters and roof water

Rancocas Creek drains this part of the county, and on the residential side the usual priorities apply: gutters running clear to their outlets and discharge taken properly away from the building. On the low-slope commercial roofs near the interchange the priorities are different — internal drains and scuppers kept clear, and standing water treated as a problem rather than a feature.

Questions

Roofing questions from Westampton

Do you handle commercial roofs as well as houses in Westampton?

Yes. The commercial and institutional building around the Turnpike interchange is largely low-slope membrane roofing, which fails differently from a shingle roof — at seams, terminations, penetrations and drains rather than in the field. That is covered under commercial roofing and flat roofing.

What is different about the older properties at Rancocas?

The historic village has a much older building stock than the rest of the township: steeper and more complex roof planes, masonry chimneys needing flashing rebuilt as a proper assembly rather than resealed, and in places plank sheathing rather than a plywood deck. It is a different job from re-covering a 1990s colonial.

Water stands on my flat commercial roof after rain. Is that normal?

Immediately after rain, yes. Still standing two days later, no. Persistent ponding keeps seams and terminations under continuous pressure and ages the membrane in exactly that spot. It usually means a blocked outlet, structural deflection, or a fall that was never adequate — three different problems with three different answers.

How often should a roof be checked in this part of the county?

Annually for most houses, plus after any significant storm. Properties under mature cover near Rancocas and the creek benefit from more frequent attention because debris accumulates year-round. Commercial low-slope roofs are usually looked at twice a year, mainly to keep the drains clear.
