Homes and roofs in Hainesport
Hainesport is a small township on the Rancocas that changed substantially in a short period. Its population rose by nearly half across the 2000s, and the named developments that went up in that stretch — Creekview, Hainesport Chase, Sage Run, The Glen at Mason's Creek, Lakeside at Creekview — account for a large share of the housing standing today.
That gives the township an unusually young roof stock by Burlington County standards, and it changes what the work looks like. There is comparatively little tear-off of ancient layered roofs here and comparatively more of a different job: assessing roofs that are entering their second decade, and correcting the details that were done quickly during a building boom.
The area
The township covers just under seven square miles between Lumberton, Mount Laurel and Mount Holly, with the north branch of Rancocas Creek forming the boundary with Westampton. It was formed out of Lumberton in 1924, and the ground along the creek was known to the Lenape as Sandhickney. Alongside the newer developments, Oakdale, Union Mills and Rancocas Heights are long-established localities within the township.
The housing
The dominant stock is detached suburban housing from the 1990s and 2000s: larger footprints, more articulated rooflines than mid-century housing, attached garages set at angles, bay projections and multiple gables. That geometry produces more valleys and more flashing junctions per house than an older ranch, and those junctions are where these roofs come back for attention. There is also older housing near the creek and at the township's original settlements.

My house is only twenty years old. Does it need a roof inspection?
It is a sensible point to have one, particularly if nothing has been looked at since it was built. Twenty years is when original vent boot collars start splitting, when shingle seals on the exposed slopes begin releasing, and when any shortcut taken during construction — fastening, starter course, reused flashing — has had long enough to show. Finding that before it leaks is much cheaper than after.
Why does my roof have so many valleys?
It is a function of the house design. Larger homes from the 1990s and 2000s use multiple gables, bay projections and angled garages to break up the elevation, and every one of those creates a valley. Valleys carry concentrated, fast-moving water and collect debris, so they need more attention than the open field of the roof.
Water pours over my gutter at one corner every storm. Why only there?
Almost certainly because a valley discharges at that point. A valley can deliver the drainage of two whole roof planes into a few inches of gutter, and if the volume and speed are high enough the water simply overshoots. It is usually solved with a larger outlet, a diverter or a repositioned downspout rather than by replacing the gutter.
