Local context
Homes and roofs in Edgewater Park
Edgewater Park is a small township — barely three square miles — named directly for where it sits: along the Delaware River between Beverly and Burlington Township. It was separated from what is now Delanco in 1924, and it has the compact, settled feel of a place that filled in early and has stayed roughly the same size since.
Roofs here divide neatly by position. The properties along the riverfront take weather that inland houses simply do not, and the housing set back from the water behaves like the ordinary Burlington County suburb it is.
The area
The township runs along the Delaware between Beverly and Burlington Township, with Delanco to the south-east and Willingboro behind it. Bensalem and Bristol Townships lie across the water in Pennsylvania. Capitol Hill, Perkins and Wallrope Works are localities within its boundaries. At three square miles it is one of the county's smaller municipalities, and it is fully built out.
The housing
Housing ranges from riverfront properties facing directly onto the Delaware to modest detached and semi-detached homes on the streets behind. A good deal of the stock is mid-century or earlier, which means roofs on their second or third covering, shallow eaves, and attic ventilation that was never generous. The riverfront properties are the ones with genuinely distinct requirements.
Common problems
What goes wrong on Edgewater Park roofs
- Riverfront exposure: sustained wind off open water with nothing to break it
- Wind-driven rain finding laps and flashing that shed vertical rain without difficulty
- Mid-century housing carrying two layers of shingles on an unseen deck
- Shallow eaves with minimal tolerance for a gutter that backs up
- Metal porch and bay roofs on the older stock needing repair rather than replacement
- Broken shingle seals on river-facing slopes after a windy autumn
- Leaks appearing only during wind-driven rain from the river
Repair or replace
Deciding between another repair and a new roof
The deciding question is whether the failure is local — one boot, one junction, one wind-damaged patch — or general across every slope. Deck condition and the number of existing layers settle most of the rest.

Materials
Shingles, membranes and what goes underneath
Most roofs here are asphalt shingle, and architectural shingles are the usual replacement. Low-slope porches and additions need a membrane instead. The ice-and-water barrier, drip edge, flashing and ventilation matter as much as the covering.
About asphalt shingle roofingInspection
Know where the roof stands before it leaks
An inspection covers every slope, all flashing and penetrations, the roof edge and drainage, and the attic where it is accessible — with written findings and photographs.
What a roof inspection coversWeather
Storms and seasons
Fronting open water changes the wind picture. There is no intervening housing or tree line to slow a gust coming across the Delaware, so uplift on the river-facing slopes is higher than on an equivalent roof a few streets inland — and autumn coastal systems drive rain straight at those elevations for hours. Broken shingle seals on the river side are a recurring finding here.
Drainage
Gutters and roof water
On the older stock, the roof edge is the weak point: shallow eaves, gutters that fill easily, and in many cases no drip edge at all, so a backed-up gutter puts water directly onto the fascia and the edge of the deck. Checking the fascia line for softness is worth doing on any older Edgewater Park property, because the damage happens well before anything shows indoors.
Questions
Roofing questions from Edgewater Park
Does a riverfront house really need a different roof approach?
The assembly is the same; the exposure is not. With open water in front of it and nothing to break the wind, a river-facing slope takes higher uplift than the same roof a few streets back. That makes fastening pattern, starter course at the rakes and the condition of the shingle seals more consequential than they would otherwise be.
Why does my roof only leak when the wind is off the river?
Because rain driven horizontally behaves nothing like rain that falls. It gets under laps and behind flashing legs that handle a vertical downpour perfectly well. A leak that only appears with wind from one particular direction is pointing you at a detail that relies on gravity rather than a genuine seal.
My house has an old metal porch roof. Can it be repaired?
Usually, yes. Re-fastening panels, replacing degraded washers and rebuilding a failed ridge or wall junction will often add a great deal of life to a metal porch or bay roof. On an older property it is also worth matching the profile and finish so the repair does not become a permanent visual scar.
Is Edgewater Park part of Beverly?
No. They are separate municipalities that border one another along the river. Edgewater Park was incorporated as its own township in 1924, from what is now Delanco Township.
