Roof Leak Warning Signs Homeowners Miss

A stain that is not growing is still a leak

One of the most common misreadings is treating a stain that has stopped spreading as an old, resolved problem. Usually it is neither. A stain stops spreading because the plaster or drywall has reached the limit of how far it will wick, not because water stopped arriving.

The test is whether the stain changes tone after heavy rain. A stain that darkens, even slightly, within a day of a downpour is active. Photograph it dry and photograph it again after rain — the comparison is far more reliable than memory.

Signs in the attic, which are the most valuable of all

If you have accessible attic space, it is the best diagnostic tool you own, because it shows you the underside of the roof before the water ever reaches a finished surface.

Go up with a torch on a bright day and turn the torch off for a moment. Daylight where there should not be any is unambiguous. Then look at the sheathing itself, particularly around chimneys, vents and valleys.

• Dark, tide-mark staining on the underside of the roof deck
• Plywood that has started to delaminate — the layers separating at an edge
• Rusty nail points, which indicate repeated condensation or wetting
• Insulation that is compacted, discoloured or damp in one patch
• A musty smell that is stronger in one part of the attic than another

Granules in the gutters and at the downspouts

The mineral granules on an asphalt shingle are its UV protection. A new roof sheds some loose granules in its first months and that is normal. A steady accumulation years later is the roof telling you the protective layer is wearing through.

The easiest place to see it is the splash zone at the bottom of a downspout, where granules collect like coarse sand. It is not a leak yet, but a roof shedding granules broadly is a roof whose remaining life is measured in a few years rather than a couple of decades.

Things that go wrong at the edges

Damage at the roof edge is frequently mistaken for a gutter problem or a paint problem. Soft or stained fascia behind a gutter usually means water has been backing up over the rear of the gutter and onto the roof edge, which is a roofing issue.

Peeling paint at the top of an exterior wall, or a damp patch on a wall inside directly below the roof line, points the same way. So does a run of wasps or hornets consistently getting into a soffit — an opening that admits them admits water.

Leaks that only happen sometimes

A leak that appears in some storms but not others is one of the most useful clues available, and it is often dismissed because it does not happen reliably.

Water appearing only when rain is driven sideways generally means a detail that works fine against a vertical fall but has no real seal — a flashing leg that overlaps rather than locks, a ridge vent without adequate baffling, a lap that gravity keeps shut and wind pushes open. Noting the wind direction when it happens narrows the search considerably.

What to do when you find one

Photograph it, note the date, and note the weather. A dated record of when a stain appeared and what the weather was doing makes both diagnosis and any insurance conversation dramatically easier.

Then get it looked at while it is small. The cost difference between replacing a split vent boot and replacing wet decking, insulation and a ceiling is very large, and the gap between those two states is usually one wet season.
